Why Lettings?

There are many reasons why people look at the option of lettings, and here at SurreyLets we can help you whatever your reason for letting.
In the early 90’s lettings became a more popular option as in the housing crash many people were in a negative equity situation and faced with losing their property, they decided to move out and rent instead. As the housing market recovered, many investors bought at great prices and achieved great returns on their property whilst renting, thus the buy-to-let boom started. Many Landlords during this time built up substantial portfolios throughout the late 90s and millennium and still grow them.

With what comes around going around, 2008 saw the housing market become more difficult as the global financial markets suffered instability and mortgages becoming more difficult to obtain. Property prices began decreasing and negative equity is once again becoming a reality. Once again lettings has become the attractive option for many homeowners looking to have flexibility without selling in a declining market, and for those who are unable to obtain a mortgage, renting continues to offer solutions. Many people are carrying out extensive work to their property opposed to moving and look at renting as a short term option whilst extensive work is carried out.

Analysts predicted in the early 90’s that eventually the UK would turn to more European trends with less emphasis on property ownership with many entering into longer term rental contracts and enjoying the flexibility rental brings. In addition as mortgage lending on sensible variables would not give many the borrowing amount to get on the housing ladder, unless a large deposit is available for many renting is the only option. Alternatively, European trends would indicate that those owning property would have a likelihood of owning more than one property, and using only one as their main and principle home, the others as investment instead of investing in the markets to supply a pension or inheritance.
